expect the survey for a one bedroom flat will be cheaper than

When
do I need a pack?
The law says that from
the 14th December 2007 all properties bought to the
market require a HIP. If you are thinking about selling then it is
important to act now to ensure that the pack is available to
potential buyers from that date forward. [back

Why
do I need a pack?
Government legislation
makes it a legal requirement to have a pack available. In
addition it will make your house more saleable, as buyers are increasingly
aware of the benefits of the energy survey. [back

What's
in a Home Information pack?
The Home Information Pack contains important information that buyers and sellers need to know. Home Information Packs including
Energy Performance Certificates have been implemented on a phased basis which started on 1 August 2007.
Properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack.
For sellers, providing a Pack upfront should reduce the likelihood of any nasty surprises in the selling process that could delay the sale, as buyers will be able to make more informed decisions about purchasing their home.
For buyers, the Pack provides essential information about properties they are considering buying, free of charge.
A Pack Contains:
Compulsory items
The following compulsory documents must be included in a Home Information Pack.
-Home Information Pack Index
-Energy Performance Certificate
-Sale statement
-Standard searches
-Evidence of title
-Additional information for leasehold and commonhold sales, where appropriate.
Home use / contents forms, required later.
Home use and home contents forms let sellers give buyers information on a range of matters relating to the property.
These include information on boundaries, notices, services, sharing with neighbours, planning permissions and other matters of interest to potential buyers.
It is usual for sellers to declare which fixtures and fittings and other contents of the property are included in the sale, are excluded from the sale, or are subject to negotiation.

What's
an EPC?
An Energy Performance Certificate is part of a Home Information Pack. The certificates are commissioned by the seller (or their agent) from an accredited Energy Assessor, who visits the property to collect the relevant data and creates the certificate. This data includes the date, construction and location of the house and relevant fittings (heating systems, insulation or double glazing, for example).

How
long will it take?
This will depend on the
size of the property. As a rough guide it should be no more than
1-2 hours. However we will work with yourselves to ensure that
we attend a time to suit you - not us! [back

quickly will my pack arrive?
We aim to turn the packs
around as quickly as possible. We appreciate that you do not
want to hold off marketing because you haven't got the
information. Please discuss your requirements with us, and will
will make certain that the pack arrives to suit your timescales.

What
are the advantages of 'portable' packs?
Because we are
independent you will only require one pack should you change
your selling agent. This saves time and expense, as well as
making your house more marketable - prospective buyers will be
impressed to see an independent assessment rather than one
